Guiding you through property acquisition
Research
01.
We further clarify your “buying brief”, then begin to source suitable options (on market / off-market / pre-market / private / door knocked) within your brief and budget. After reviewing all potential options, we shortlist any suitable opportunities.
Short List
02.
We pre-qualify each property by physically inspecting it. We then email photos / videos / floor plans and any other marketing material for your perusal. Provided you like the property, we organise a time to inspect.
Inspections
03.
We will always aim to inspect privately, we feel strongly that the amount of money people spend on real estate and the amount of time they are usually given to make a decision is disproportionate. It’s important to allow the client the appropriate amount of time in the home so they do not feel rushed, but also so they can see get a true sense of the space without other buyer’s standing in the property. Once you’ve found a property that is suitable for you, we begin our due diligence phase.
Appraisal /
Due Diligence

We appraise the value of the property through a comparable sales report and engage a builder to conduct a building and pest report. We visit council to view town planning maps, development control instruments and local environmental plans, as well as checking for any easements / bushfire rating / flood zone / sewer lines - all things that could adversely affect the value of the property in the future. Furthermore, we check all pending development applications in the immediate vicinity to ensure there won’t be any large developments negatively affecting the property in the foreseeable future. Our main priority is to ensure that if the client, for whatever reason, needed to resell the property the day after we purchased it, that they would be able to sell it for more than they purchased it for.
Legal Review
05.
At this point we will pass the contract of sale and building report to an appointed solicitor for review. During this part of the process, we are looking for any deviation outside of standard contract of sale, this may be a indication of something that is important to the vendor that may not be as important to client, which we could use to influence the price.
Negotiations
06.
If everything is in order at this stage, you will have a clear understanding of what the property is worth. Our goal is to secure the property, for the lowest possible price with the most favourable terms and conditions. We negotiate on real estate on a daily basis so it’s a process we have become very familiar with.
Exchange
07.
We coordinate the logistics of contracts and cheques during the exchange, meeting our clients at their work place, home, children’s sporting matches etc. This is an equally but quite often overlooked part of the process and if handled incorrectly, can result with the client losing the property. We are strategic with our timing and delivery of the contract of sale, to remove competition at every step.
Pre-settlement
08.
During this period we assist with any building / renovation quotes that may be required. A couple of days prior to the settlement we will inspect the property on your behalf to ensure the property is in the same state as it was on the exchange of contracts.
Settlement
09.
We will ensure that the solicitors are ready to settle and that it happens smoothly. After the settlement, we can assist in the coordination of the move, organising access for removalists / trades / builders.
